Forge Cottage
The property is approached through a wooden gate 1170mm (46″) wide via a level, gravelled path. There is a step up to the front door of 150mm (6″) and the door is 830mm (32.5″) wide. The ground floor of the cottage is slated throughout. A staircase comprising of 8 steps to the first landing and a further 4 steps to the main landing leads to the bedrooms and the bathroom. Access to each of these rooms involves either a step up or down of approximately 150mm (6″).
Outside, to the rear of the property, is a flight of 10 stone steps with a final step leading to the rear gravelled path accessing the garden and parking area.

Linley Station House
Access to the property is via a gravelled pathway around the rear of the property to the kitchen door. A further gravelled area takes you to the main platform which is surfaced in brick paviors. These are uneven in places and care should be taken. The property can be accessed from the platform via a door 1007mm (39.5″) wide into the sitting room which has a wooden floor. All other interior doors are approximately 820mm (32″) wide. The staircase has 15 treads leading to the landing off which there are two bedrooms, each with doors approximately 820mm (32″) wide. There is a further door 680mm (26.75″) wide to the shower room and wc. Outside there are two further wicket gates 1300mm (51″) wide off the platform leading to the rear patios and garden. The garden path is gravelled and ranges in width from 1000mm (39″) to 3068mm (120.75″). The patio is on two levels, with a small step up.

Bridge Cottage
From the front the property is approached by a gravel driveway 1955mm (77”) wide via a wooden wicket gate 990mm (39”) wide to the front door into the sitting room which is approximately 914mm (36”) wide with a threshold step approximately 152mm (6”) high.
The gravel driveway continues to the rear of the property to a wooden gate approximately 864mm (23”) wide which opens inwards onto a slabbed patio area giving access to the kitchen door which is approximately 762mm (30”) wide.
Access from the rear hall to the kitchen is via a small passageway 711mm (28”) wide, off which is a further room with a doorway of approximately 711mm (28”) wide.
The kitchen has a vinyl floor and all other downstairs floors are carpetted.
The sitting room has two other exit doors each 762mm (30”) wide (one to a further sitting room and one to the kitchen).
The further sitting room (TV Room) has a doorway approximately 762mm (30”) wide to the hall and back door which is approximately 990mm (39”) wide.
The back hall gives access to the staircase which has 13 treads and is approximately 762mm (30”) wide.
Off the landing is a doorway of approximately 736mm (29”) wide to the first bathroom which has a vinyl floor. The adjacent bedroom has a very small step down of approximately 50mm (2”) through a doorway approximately 762mm (30”) wide.
A further landing gives access to the second bathroom which has vinyl flooring, through a doorway of approximately 762mm (30”) wide.
The middle bedroom is accessed by a doorway of approximately 762mm (30”) wide and the main bedroom at the end of this landing is also accessed by a doorway of approximately 762mm (30”) wide.
The rear garden is laid to lawn and slopes towards the property and is fully enclosed by a paling fence and accessed by a wicket gate.
From the rear parking area there is a gravelled path to a flight of 10 stone steps which lead to the rear patio.
